The brief
Jen wanted a minimal, informative website for her real estate work: one calm family of black, white and warm grey, and a single animated element.
I designed and built seven pages for buyers, sellers and people moving to Austin. The one animation is a map that leads to her home search.

- Legal review of page text, or a formal accessibility audit
- Search work after launch, or a promise of search positions or visitor numbers
- Translation of your text into another language
- New design or content changes after launch. The tuning window covers defects in agreed features

You get in touch
FreeSend me a note and I will reply with a short questionnaire about your project, who it is for and what the site needs to do.

We discuss your site
FreeBy call, voice notes or messages, whichever suits your schedule best. You then receive one statement of work (SOW) with what I will build, what I need from you, the price and the timeline.

You approve and pay the deposit
50% depositSigning the SOW and paying the 50% deposit starts the project. I send the deposit invoice and a link for uploading your materials.

You see the first draft
IncludedThe first draft takes three to seven business days, depending on the size of the site. The count starts once your materials are in.
- 05
We work through revisions
IncludedSend your notes or book a call. I write a revision summary and you confirm it. I complete each round within two business days. Three rounds are included.

You approve and pay the balance
Final 50%Your final written approval completes the website. I invoice the remaining 50%, and once it is received I hand over the files. If you chose care, I put the site online for you. If not, I send you a full guide to put it online yourself.

Hi, I am Gio. I make websites with a filmmaker's eye.
I studied film, and it never left me. To me, a website is another way to tell a story. It needs a strong opening, a good rhythm and one scene people remember.
So that is what I make for you. I listen to you, look at what you do, find what is special, and build a site around it by hand, from the first idea to the day it goes online.
You talk to me the whole way. No account managers, no hand-offs.

I put your site online and keep it healthy, so you never have to think about it.

- A check of the site, the form and the links every month
- Updates and a backup of the files every month
- Thirty minutes of content edits each month
- A short report every month
I reply and start looking into a problem within one business day, Monday to Friday. This is not a 24-hour emergency service. Without care the site is still yours, and you can publish it yourself with my guide.

What else might I pay for?
Your domain, and any paid hosting or form service your chosen setup needs. I record expected costs in the SOW before you sign.
Can I change the site myself?
Yes, if we choose an editing setup for your project. A file-based site can also be updated through me. We agree the method in your SOW.
What if I do not like the first draft?
You approve the written brief in your SOW before I build. The three included revision rounds then help us shape the working draft together.
What about privacy, accessibility and cookies?
I include privacy and accessibility pages with starter text based on the site's actual services. You review and approve it. Cookie notices and consent tools need a separate assessment and quote.
What if I work with someone else later?
You can take the files to another developer. If I host the site under care, the care agreement explains how I move it to an account in your name when care ends.
